We sold our EC and have $2.6m for our next home: Should we buy a new condo or resale?

Selling an Executive Condominium at a healthy profit is no small milestone. For many homeowners in their mid-40s, it represents both financial achievement and a pivotal crossroads. With approximately $2.6 million available for the next purchase — and likely the final major property decision before retirement — the question becomes more strategic than ever: should you enter a brand-new launch, or secure a larger resale unit?

For families rooted in Tampines, especially those with school-going children, location is non-negotiable. That immediately narrows the playing field. The goal is clear: secure a comfortable four-bedroom home that can serve the family well over the next decade, while still delivering reasonable capital appreciation to support long-term plans.

At first glance, new launches seem appealing. Fresh 99-year leases, modern facilities, efficient layouts, and the excitement of buying early in a project’s sales cycle all add to the attraction. Historically, buyers who entered at launch sometimes enjoyed price growth by the time the project reached completion. The idea of riding one more growth wave before retirement can be tempting.

However, today’s pricing landscape tells a different story. Recent launches in Tampines such as Parktown Residence have set new benchmarks. Three-bedroom units start around $2.54 million, while four-bedroom units exceed $3.2 million. With a budget ceiling of $2.6 million, this means stretching for a three-bedroom unit — and potentially sacrificing both space and financial buffer.

The trade-off becomes clear: choosing a new launch may offer exposure to future appreciation, but at the cost of smaller living space and tighter finances. Renovation, furnishing, and unforeseen expenses could weigh more heavily when purchasing at the upper limit of affordability.

Recent performance data from developments like The Alps Residences, The Tapestry, and Treasure at Tampines shows steady annualised growth in the range of 3 to 5 per cent. While respectable, these gains have not significantly outpaced broader district averages. One reason is entry pricing — many of these projects launched above prevailing district averages at the time, leaving less room for explosive upside.

On the other side of the equation are resale four-bedroom units in developments such as Arc at Tampines and CityLife @ Tampines. These projects offer substantially larger layouts within the $2.2 to $2.6 million range. For families prioritising day-to-day comfort, this difference in space can meaningfully impact quality of life over the next decade.

Resale properties naturally come with considerations: age, remaining lease, and possible renovation costs. Yet both Arc at Tampines and CityLife @ Tampines began their leases in 2011 and 2012 respectively, meaning they will still retain over 75 years of lease in a decade’s time. Lease decay is unlikely to be a major concern within that horizon.

Interestingly, recent five-year data from 2020 to 2025 shows strong annualised growth for both projects — approximately 8.7 per cent for Arc at Tampines and 8.2 per cent for CityLife @ Tampines. These figures are comparable, suggesting that well-located resale projects can still deliver solid performance.

Location differentiation also plays a role. CityLife @ Tampines benefits from close proximity to Tampines MRT interchange and surrounding malls, which supports sustained demand. Developments with stronger connectivity and fewer direct substitutes often demonstrate more resilient pricing over time.

For homeowners in their mid-40s planning what may be their final property move, risk management becomes more important than maximising upside. In your early 30s, stretching for a new launch might be justified by having multiple property cycles ahead. But with retirement on the horizon in 10 to 15 years, priorities typically shift toward liquidity, capital preservation, and long-term holding comfort.

The numbers highlight the core decision. A new launch three-bedroom in Tampines may cost around $2.54 million and above, while resale four-bedroom units average roughly $1.84 million at Arc at Tampines and about $2.30 million at CityLife @ Tampines. Over the past five years, both resale projects have delivered annualised growth above 8 per cent. Meanwhile, recent Tampines launches have recorded steady but more moderate growth, partly due to higher initial pricing.

Ultimately, the choice is less about “new versus resale” and more about entry price, space needs, and financial resilience. A resale four-bedroom within budget offers immediate liveability, breathing room in finances, and competitive growth potential — all without stretching to the maximum.

When this purchase is likely your last major property decision before retirement, sustainability often matters more than squeezing out marginal gains. The home that allows you to live comfortably while preserving flexibility for the future may well be the smarter investment.
