Singapore’s private housing market continues to show resilience, with strong buyer interest carrying over into 2026. Despite global uncertainties, the first quarter of the year has demonstrated healthy demand, as several new launches recorded impressive take-up rates. This momentum is expected to continue, with a pipeline of around 18 upcoming condominium projects set to enter the market over the coming months, offering a wide spectrum of options for homebuyers and investors.

A significant portion of these developments will be located in suburban areas, commonly known as the Outside Central Region (OCR). These locations have gained traction due to relatively more accessible pricing and expanding infrastructure. New projects in emerging districts, such as Tengah and Bayshore, are drawing attention as they represent early opportunities in newly planned residential hubs. Developments in these areas are often integrated with transport links and retail spaces, enhancing long-term livability and appeal.

Meanwhile, established suburban zones like Jurong, Lentor, and Upper Thomson continue to see steady development activity. These neighborhoods benefit from improving connectivity and proximity to green spaces, schools, and lifestyle amenities. Some projects are expected to build on the success of earlier launches in the same vicinity, where strong sales performance has already set pricing benchmarks and boosted buyer confidence.

In city-fringe locations, also known as the Rest of Central Region (RCR), fewer projects are expected this year, but they carry strategic importance. Developments in areas such as one-north and Kallang are closely watched due to their proximity to business hubs, research clusters, and urban conveniences. These projects often feature mixed-use concepts, blending residential units with commercial components to support a live-work-play environment.

At the prime end of the market, the Core Central Region (CCR) will see a limited number of launches, but these are likely to attract attention due to their exclusivity and location advantages. Redevelopment projects in mature districts and new residential precincts in areas like Bukit Timah are expected to set new standards in design and pricing, catering to buyers seeking premium living environments.

In addition to private condominiums, the Executive Condominium (EC) segment is also poised for a strong year. Several new EC projects are scheduled for launch, particularly in areas with pent-up demand such as Woodlands, Bukit Panjang, and Tampines. These developments typically appeal to local buyers looking for a balance between affordability and private housing features, and recent launches have already demonstrated robust demand.

While the variety of upcoming projects highlights the depth and diversity of Singapore’s property market, key indicators suggest that 2026 could remain an active year for new launches. Strong early-year sales, continued land development, and strategic project planning all point to sustained market activity.

Toward the latter part of the year, several important trends are likely to define market performance. These include the dominance of suburban launches, the emergence of new residential precincts, and the role of integrated developments in attracting buyers. Pricing benchmarks set by early launches, as well as the pace of inventory absorption, will also play a crucial role in shaping buyer sentiment and future supply dynamics.
